What you should know about the Multiple Listing Service (MLS):

The MLS is a platform unique to North America that ensures the accuracy and security of housing market data, manages compliance with rules for using this data responsibly, and creates the conditions for real estate professionals to share information. Stellar MLS is one of the nation's largest Multiple Listing Services, used by over 80,000 real estate professionals in Florida, Georgia, Alabama and Puerto Rico.

What does this have to do with you as a home buyer, home seller, or homeowner? Everything! When you work with a real estate professional who is a member of the MLS, you benefit from a basic foundation of shared, accurate housing market knowledge that makes it possible for almost anyone to get an answer to the question: "How's the market?"

The MLS is also how equitable access to housing is protected. The MLS gives home buyers access to nearly every home for sale on the market. In countries without an MLS, real estate is not nearly this open. Information is restricted by individual companies who can shut the door on buyers at will.

And this may surprise you: The MLS puts the homes in home search. Those household name real estate apps? They get their information from the MLS. It's the only way to ensure an accurate, timely view of homes for sale.

Accuracy: How we know what we know.

A home is listed for sale. The seller and buyer enter into a sale contract and the property listing becomes “pending.” The home is sold, and the sale price is noted.

The MLS is how all of this is tracked, and how everyone, real estate agents and consumers alike, know what they know about the housing market.

Where there is no MLS, people see homes online that have already sold, information is incomplete, and sale prices are difficult or impossible to find. The housing market becomes incomplete and confusing.

Keeping housing fair.

The MLS keeps the door to housing open for everyone, always. When a property is placed in the MLS, nearly every real estate agent working with buyers has access to it. The listing is distributed to thousands of public real estate websites and apps.

Without the MLS, housing would be dramatically less accessible, and more prone to bias. Doors would be shut on the dream of homeownership.

The confidence to act.

Real estate decisions are some of the biggest of our lifetime. The MLS gives home buyers and sellers what they need to make those decisions confidently.

What is enough to pay for a home, and what is too much? What is my home likely to sell for if I bring it on the market? What is the relationship between asking price and sales price? How long might it take my home to sell?
