A new listing status is launching soon — giving you and your clients more flexibility before a property hits the active market.

What Is a Coming Soon Listing?

Coming Soon is a new listing status within Stellar MLS Matrix for properties.


The Coming Soon status provides a dedicated pre-market window to get the home ready, all while keeping listing data accurate and accessible.


All listings entered as Coming Soon must have a Multiple Listing Options for Sellers form.

During the Coming Soon timeframe:

  • Syndication via IDX is permitted.
  • Photos are allowed.
  • Once the listing is updated in Stellar MLS from Coming Soon to another status, it may not return to Coming Soon.
  • Will be available to all MLS agents and brokers.
  • May be disseminated for IDX display and third-party syndication; however, public display may be delayed or restricted based on selected listing distribution options.
  • Will be automatically updated to Active status by the MLS system on the 15th calendar day if not updated prior.
  • Offers may be accepted while in Coming Soon status.

Frequently Asked Questions

Coming Soon is a pre-market status used when the property owner has directed the listing Participant to market the property with limited exposure before full market availability.


A Coming Soon listing must be entered into Stellar MLS at the time of submission and must follow all Stellar MLS Rules and Regulations. Coming Soon listings may be marketed, shown, and made available in compliance with all applicable Fair Housing laws.


Participants must not use Coming Soon status to create selective access, limit access in a discriminatory manner, or avoid cooperation with MLS Participants and Subscribers.


1. How long can a listing remain in Coming Soon status?

A listing may remain in Coming Soon status for up to 14 calendar days.

If the listing is not updated before the end of the Coming Soon period, the MLS system will automatically update the listing to Active status on the 15th calendar day.

2. Is a seller authorization form required?

Yes. The property owner, listing broker or authorized associate, and listing agent must sign the Stellar MLS-approved Coming Soon form.

The signed form must be provided to Stellar MLS within two business days of request.

3. Can a listing return to Coming Soon after it leaves that status?

No. Once a listing is updated from Coming Soon to another status, it may not return to Coming Soon . Coming Soon is a one-time-use status for that listing cycle.

4. Who can see a Coming Soon listing?

Coming Soon listings will be available to all Stellar MLS Agents and Brokers. This ensures that the listing is visible within the MLS and available to cooperating agents and brokers.

5. Will Coming Soon listings appear on IDX or third-party websites?

Coming Soon listings may be disseminated for IDX display and third-party syndication.

However, public display may be delayed or restricted based on selected listing distribution options.

6. Can a Coming Soon listing be shown?

Yes. Under the Stellar MLS Coming Soon rule, the listing broker, listing agent, seller, cooperating brokers, and cooperating agents may provide access to show the property while it is in Coming Soon status.

7. Can offers be submitted on a Coming Soon listing?

Yes. Offers may be submitted and accepted while the listing is in Coming Soon status.

If an offer is accepted, the listing must be updated to Active, then Pending status within two business days.

8. Does ADOM or CDOM accrue during Coming Soon ?

Neither ADOM nor CDOM will accrue during the Coming Soon period.

9. Marketing & Advertising
9.1 Can an agent advertise a Coming Soon listing on social media?

Yes, provided the advertising clearly identifies the property as Coming Soon and complies with Stellar MLS Rules and Regulations.

All marketing must clearly identify the property as " Coming Soon." Marketing should not misrepresent the listing as fully Active if it remains in Coming Soon status.

9.2 Can an agent place a Coming Soon sign in the yard?

Yes, provided the listing has been entered into Stellar MLS in accordance with the Coming Soon rule and all marketing clearly identifies the listing as Coming Soon.

9.3 Can a Coming Soon listing be promoted to buyers?

Yes. Coming Soon listings may be marketed and may receive offers. However, all marketing must accurately reflect the listing's Coming Soon status.

9.4 Can a Coming Soon listing be marketed before it is entered into Stellar MLS?

No. If the property is being marketed as Coming Soon , the listing must be entered into Stellar MLS within 1 business day.

10. Status & System
10.1 What happens on the 15th calendar day?

If the listing has not been updated before the end of the 14-calendar day Coming Soon period, the MLS system will automatically set the listing to Active status on the 15th calendar day.

A courtesy reminder may be sent before the automatic update, but the system conversion will proceed if the listing is not updated beforehand.

10.2 Can the agent manually move the listing to Active before day 14?

Yes. The listing may be updated to Active before the 14-day calendar limit.

10.3 Can the agent move the listing directly from Coming Soon to Pending?

All listings must go from Coming Soon to Active. If an offer is accepted while the listing is in Coming Soon status, the listing must be updated to Active then Pending within two business days.

10.4 If a Coming Soon listing goes Pending and the deal falls through, can it return to Coming Soon ?

No. Once the listing leaves Coming Soon status, it may not return to Coming Soon.

The listing should be updated to the appropriate MLS status based on the circumstances.

10.5 Can Coming Soon be extended beyond 14 days?

No. Coming Soon is limited to 14 calendar days.

If the property is not ready to show after 14 days, the listing should be updated to TOM (Temporarily Off Market).

11. Will the listing history show that the property was Coming Soon ?

No. The listing history will not be shown.

12. Fair Housing & Equal Access
12.1 Can a seller limit who is allowed to see or tour the property?

Access decisions must comply with Fair Housing laws and Stellar MLS Rules and Regulations. A seller, broker, or agent may not restrict access based on membership in a protected class.

12.2 Can a listing agent give preferred access to certain buyers or agents?

Coming Soon listings are visible to all MLS Agents and Brokers. Access and communication should be handled in a fair, consistent, and non-discriminatory manner.

13. Forms & Documentation
13.1 What form is required for Coming Soon ?

The Stellar MLS-approved Coming Soon form must be signed by:

  • Property owner(s)
  • Listing broker or authorized associate
  • Listing agent
13.2 Does the form need to be uploaded immediately?

The Coming Soon authorization form must be uploaded within two business days of request by the MLS.

13.3 What happens if the signed form cannot be provided?

Failure to provide the required signed form within two business days of request will result in a violation of the Stellar MLS Rules and Regulations Article 5.11.

14. Are Coming Soon listings compliant with the Clear Cooperation Policy (CCP)?

Yes. Coming Soon listings are compliant with the Clear Cooperation Policy, as long as the listing is added to Stellar MLS in compliance with all Stellar MLS Rules and Regulations. Each listing is submitted to the MLS, making it visible and accessible to all MLS Participants and Subscribers.
