Because the listing is already Active in the MLS, Delayed Distribution remains compliant with Clear Cooperation requirements. The listing office may market the property as directed by the seller while public distribution remains delayed.
After the five-day delay period ends, the listing will be distributed through normal IDX and syndication channels unless it is released sooner by the listing office.
Office Exclusive Listings
For sellers who need even more control or full privacy, Office Exclusive listings take a different approach. An Office Exclusive listing allows a brokerage to keep a property within the brokerage while preventing public syndication and broader MLS distribution.
