MLS Grid and Bridge API are our Web API solutions for IDX solution and are available now. These options are great if you are creating a custom website or working with a vendor who does not already offer an IDX solution.

Internet Data Exchange (IDX) gives brokers and agents the ability to display listings on their real estate websites. IDX refers to a set of fields in the MLS that are allowed for public display on the Internet. Whether you have your own privately hosted website, are partnering with an IDX vendor, or are using Matrix's free frameable option, Stellar’s data delivery team can connect you with the resources you need to implement IDX on your website.
Depending on your technical needs there are several options to help you implement an IDX display on your website, including:
CoreLogic®, the vendor who provides Matrix for Stellar MLS customers, has developed a free, frameable IDX configuration for agents* and brokers to use in their IDX implementation. This free, basic IDX option is available to brokers and agents from inside of Matrix under the “My Matrix” tab. Many customers find that they do not need an IDX vendor to implement this basic option on their websites. We’ve created a guide for customers who are interested in this option.

There are numerous vendors who specialize in IDX for Real Estate in the marketplace. Many brokers and agents prefer partnering with an IDX vendor because it takes the stress of understanding the technical part of web development off of them. Firm Internal Use (MLS Wide Broker Back Office)
A Firm Internal Use (aka Broker Back Office) data feed consists of a larger set of data than what is commonly found in an IDX application. Some common use cases include integrating MLS data into your in-house CRM tool, building an application or website available to only agents in your office.

Virtual Office Website (VOW)
A Virtual Office Website (VOW) is a brokerage application or website that is geared towards a mobile workforce. In addition to containing additional fields than that typically found in an IDX data set a Virtual Office Website makes it permissible to allow a client access to your application.

Real Estate Standards Organization, or RESO, was incorporated in November 2011 as an independent, not-for-profit trade organization that was previously a section of the National Association of REALTORS®.
RESO actively develops, adopts, and implements open and accepted data standards and processes across all real estate transactions. RESO provides an environment for the development and implementation of data standards and processes that facilitate software innovation, ensures portability, eliminates redundancies, and obtains maximum efficiencies for all parties participating in real estate transactions.
RESO has more than 850 active members, including NAR, multiple-listing services, real estate associations, brokerages, and industry technology providers.
The choice to distribute listings is 100% up to the broker. For brokers who want to publish their listings on third-party websites, there are several direct distribution options offered through your Stellar MLS subscription at no additional cost. We also partner with ListHub as a distribution option.
Listing Distribution Per Listing in Matrix
Within Matrix during listing input, there are choices for distribution of your listing to MLS-owned consumer website (PuertoRicoRealtorsMLS.com), Realtor.com, Homes.com, Homesnap, Zillow Rentals, and International MLS. This option provides the flexibility for you to accommodate the owner’s request to choose exactly where they want the listing displayed.
Note: Opting into these distribution options within Matrix at the listing level are available only if the broker of an office has permitted distribution.
