At Stellar MLS we believe that brokers, in partnership with their agents, know best how to use MLS listing data for their businesses. Our role at Stellar is to make the data delivery process as easy as possible for brokers and agents who want to display listings on their websites and for brokers who want to distribute listings to third party websites.

API Options

Looking to Do It Yourself (DIY) with an In-House Developer or provide a data feed to a vendor? MLS Grid and Bridge API are solutions geared towards those working with a vendor or if you have your own developers and web designers.

MLS Grid and Bridge API are our Web API solutions for IDX solution and are available now. These options are great if you are creating a custom website or working with a vendor who does not already offer an IDX solution.

Requirements:

  • A three party agreement between the Broker, Vendor and Stellar MLS.
  • Ability to demonstrate a fully working application/product.  If you are still in development, please let us know and we can provide a sample data set.

Display MLS Listings on Your Website with IDX

Internet Data Exchange (IDX) gives brokers and agents the ability to display listings on their real estate websites. IDX refers to a set of fields in the MLS that are allowed for public display on the Internet. Whether you have your own privately hosted website, are partnering with an IDX vendor, or are using Matrix's free frameable option, Stellar’s data delivery team can connect you with the resources you need to implement IDX on your website.

Depending on your technical needs there are several options to help you implement an IDX display on your website, including:

Free Frameable IDX Configuration Generated from Matrix

CoreLogic®, the vendor who provides Matrix for Stellar MLS customers, has developed a free, frameable IDX configuration for agents* and brokers to use in their IDX implementation. This free, basic IDX option is available to brokers and agents from inside of Matrix under the “My Matrix” tab. Many customers find that they do not need an IDX vendor to implement this basic option on their websites. We’ve created a guide for customers who are interested in this option.

Work with an IDX Vendor

There are numerous vendors who specialize in IDX for Real Estate in the marketplace. Many brokers and agents prefer partnering with an IDX vendor because it takes the stress of understanding the technical part of web development off of them. If you are interested in partnering with an IDX vendor to display listings on your website, follow these steps:

  • Start by choosing an IDX vendor. It’s important to note that your costs may vary depending on the vendor and IDX options you choose.
  • Ask your vendor to set you up in MLS Grid or Bridge API.

Custom Development Data Delivery Options

Looking to build the next great real estate app or integrate your office's data into a tool you're using in your firm?  We are here to support you in your venture. These options are for those who are working with a vendor or have in-house development resources for custom development using data from the MLS.


Firm Internal Use (MLS Wide Broker Back Office)
A Firm Internal Use (aka Broker Back Office) data feed consists of a larger set of data than what is commonly found in an IDX application. Some common use cases include integrating MLS data into your in-house CRM tool, building an application or website available to only agents in your office.

 Requirements:

  • A three-party agreement between the Broker, Vendor, and Stellar MLS.
  • Since a Firm Internal Use application contains fields that are not intended for public display, your application must reside behind a login and be non-accessible to the public or clients.
  • The data is not to be shared or for public consumption, is subject to periodic data audits, and must abide by Stellar MLS's Rules & Regulations.
  • Ability to demonstrate a fully working application/product.  If you are still in development, please let us know in the questionnaire and we can provide a sample data set.
  • Vendors -An individual agreement is required for each Broker you are working with.
  • A fee of $450 annually.

Broker Data Release
If you are a Broker and you would like access to all your data, this data feed will allow you access to all your firm's data with all available fields.

Requirements:

Getting Started:

  • Brokers only. Download the agreement in the link above and submit it to our Data Delivery team at datadelivery@stellarmls.com.  Once received, our Data Delivery team will contact you to discuss the next steps.

Virtual Office Website (VOW)
A Virtual Office Website (VOW) is a brokerage application or website that is geared towards a mobile workforce.  In addition to containing additional fields than that typically found in an IDX data set a Virtual Office Website makes it permissible to allow a client access to your application.

Requirements:

  • A three-party agreement between the Broker, Vendor, and Stellar MLS.
  • Since the data fields are not for public display your application must reside behind a login and be non-accessible to the public.
  • The data is not to be shared or for public consumption, is subject to periodic data audits, and must abide by Stellar MLS's Rules & Regulations.
  • Ability to demonstrate a fully working application/product.  If you are still in development, please let us know in the questionnaire and we can provide a sample data set.
  • Vendors - An individual agreement is required for each Broker you are working with.
  • Cost of $450 per office annually, capped at $4000.

Getting Started:

  • Brokers - If you are not working with a vendor and working with your own In-House Development team please contact us at datadelivery@stellarmls.com or by phone at 407-960-5300 option 4.

Vendor Product
Are you a vendor, working with at least one Stellar MLS broker and building the next cutting-edge real estate application? If you are planning on having multiple Stellar MLS shared customers, a Vendor Product agreement may be what you need to expand your reach.

Requirements:

  • Must be actively working with at least one Broker that belongs to Stellar MLS.
  • A three-party agreement between the Vendor, Broker, and Stellar MLS.
  • Must comply with Stellar MLS Rules & Regulations and be subject to routine data audit checks for compliance.
  • Ability to demonstrate a fully working application/product.  If you are still in development, please let us know in the questionnaire and we can provide a sample data set.
  • On a quarterly basis, provide a list of shared clients.
  • A fee of $7500 per product annually and $2500 for each additional product.

Distribute Your MLS Listings to Third Party Websites

The choice to distribute listings is 100% up to the broker. For brokers who want to publish their listings on third-party websites, there are several direct distribution options offered through your Stellar MLS subscription at no additional cost. We also partner with ListHub as a distribution option.

Listing Distribution Per Listing in Matrix

Within Matrix during listing input, there are choices for distribution of your listing to MLS-owned consumer website (PuertoRicoRealtorsMLS.com), Realtor.com, Homes.com, Homesnap, Zillow Rentals, and International MLS. This option provides the flexibility for you to accommodate the owner’s request to choose exactly where they want the listing displayed.

Note: Opting into these distribution options within Matrix at the listing level are available only if the broker of an office has permitted distribution.
